MDDP advised European Student Housing Fund II on another PBSA transaction

MDDP advised European Student Housing Fund II, a pan-European owner and operator of student housing assets, on the sale of a purpose-built student accommodation (PBSA) project located on Sienkiewicza Street in Wrocław to Xior Student Housing. Formerly home to the Mamut Bakery, the Basecamp Wrocław building has undergone extensive redevelopment and modernization in recent years. Today, it offers nearly 800 student units, making it the largest privately owned student accommodation facility in Poland by total area.

This transaction completed on April 16, 2025 represents a significant milestone for the student housing sector in Poland, and we are proud to have played a pivotal role in bringing it to completion.

Basecamp Wrocław, located on Sienkiewicza Street in the heart of the city, enjoys a prime position with excellent access to leading universities and key landmarks. Originally known as the Mamut Bakery, the building underwent extensive redevelopment and comprehensive modernization before being launched as a purpose-built student accommodation (PBSA) in 2022.

This project represents an outstanding investment opportunity, driven by Wrocław’s status as one of Poland’s major academic centers, coupled with the property’s strategic location and high-quality amenities, ensuring robust demand and high occupancy rates.

Tax advisory services were provided by MDDP team, led by Katarzyna Kozakowska and included Dariusz Fistek and Anna Wnuczek. Legal advisory services were provided by Osborne Clarke team led by Agata Demuth, Partner, Head of Real Estate Practice and included Piotr Brzózka, Senior Associate and Michalina Skarżyńska, Associate.

Thank you to our Client for their trust, congratulations to both parties and to all advisors involved in the successful transaction!
